UPDATE: Landlords to be given 3 more years on minimum EPC rules?

A significant breakthrough in landlord EPC requirements may be just around the corner!

The current rule from the Government is an enforced minimum band C rating that landlords much reach with their properties by 2025. This has led to a lot of outcry from the private rented sector (PRS), with many landlords left without support or funding to meet this expectation. Without adequate support or funding schemes, many landlords will have no choice but to sell their properties. Not meeting the minimum requirements will result in the property being prohibited from being rented out, leaving the PRS with fewer rental properties on the market to provide housing for renters.

Claims are emerging, that landlords could be granted an additional three years to meet the requirements, extending the deadline to 2028. The question still stands though, how are landlords expected to fund these upgrades? In high-value areas, some landlords could see costs in the area of £10,000 - £15,000 just to hit the minimum energy requirements, let alone the future targeted band B rating.

It's reported that these proposals are being held with stakeholders, but 'no decision has yet been made'. We will be monitoring this very closely and will follow up with any update that comes through.
